    Until the fire in Parley’s Canyon is controlled, DO NOT use sprinklers or hoses. Please restrict water for culinary purposes only. We need all the water in our tanks to be ready to fight potential fires.

  • PBHOA Annual Meeting Notice 2020

    NOTICE IS HEREBY GIVEN that the annual meeting of the members of the Pinebrook Homeowners Association will be held virtually on Tuesday, December 1st, 2020 commencing at 7:00 p.m. The following matters of business will be transacted during the meeting:

    1. Presentation and review of 2019 financial statements and operating budget for 2020.
    2. General update of PHOA activities and community projects.
    3. Discuss fire mitigation efforts completed jointly by the Pinebrook Homeowners Association and Pinebrook Master Association.
    4. Election to fill three, three-year term seats on the board of directors.
    5. Discussion of any other matters of business properly brought before the board of directors.

    INSTRUCTIONS FOR ATTENDANCE:

    1. To attend the virtual meeting, you must submit an email to the Association by 5pm on November 30th with your Pinebrook property address and contact information. This serves as notification of your attendance. The Association will respond via email with a link to the virtual meeting and a PDF document of the meeting package.
    2. If you are unable to attend the meeting, you may complete and return a proxy. The proxy will give you the option of designating the Association or a homeowner to vote on your behalf. If a member is designated, the member must submit an email to the Association notifying them of their attendance as outlined above. Proxies designating the Association must be delivered by 5pm on Monday, November 30th via email to info@pbhoa.org, mailed or delivered to the Pinebrook Homeowners Association at 7950 Pinebrook Road, Park City, UT 84098, or faxed to 435-649-8126.
    1. Members interested in serving on the board or who would like to nominate another member must submit their request or nomination by 5pm, November 30th via the options above. A short biography of themselves or the nominee must be submitted, including Pinebrook address, years living in Pinebrook and reasons to be considered for the board.
    2. Elections will be held during the virtual meeting. If there are nominations in addition to the incumbents, ballots will be emailed to the attending owners and must be returned to the Association via the options indicated above by no later than 12pm on Wednesday, December 2nd. Only members who are current in the payment of assessments are entitled to vote at the meeting.
  • Home Fire Inspection Program

    The Park City Fire District has announced a Wildland Structure Inspection Program, designed to give homeowners one-on-one training at their home to assess their structures and determine what actions are needed to increase the safety of their home in the event of a wildfire.  The service is free and available on a first come-first served basis.  The approximately one hour inspection will include a detailed assessment of the home, the landscaping, and any outbuildings.  At the end of the assessment the homeowner will have a detailed list of items that can be addressed to help protect the home in the event of a wildfire and a personalized evacuation plan.  Visit the Fire District’s website at www.pcfd.org to register for the service. 

    Separately, we encourage all members of the Pinebrook community to stay informed about our Pinebrook Fire Safety Committee’s initiatives. If you aren’t already on that email distribution list, please send an email to pinebrookfiresafety@gmail.com and you will be added.

  • Wildfire Safety and Preparedness

    Summit County Fire Warden Bryce Boyer will present on neighborhood fire safety plans for Pinebrook/Summit County. Please plan on attending Wednesday May 29 at 7p.m. at the Park City Day School.

  • Invasive Weed Mitigation

    The Summit County Cooperative Weed Management Area (Summit County CWM) in cooperation with the Summit County and Salt Lake Weed Control Departments, Park City, and Snyderville Basin Special Recreation District, have been awarded a competitive grant from the Utah State Department of Agriculture and Food (UDAF) to map and treat two state listed noxious weeds, garlic mustard and spotted knapweed.

    Please help us contain the spread of these high priority invasive plants by participating in this county wide management effort. Read more here.

  • Pinebrook/Jeremy Ranch Roundabouts Coming this Summer

    Summit County, in coordination with UDOT, will build two new roundabouts at the I-80/Jeremy Ranch-Pinebrook interchange. The county webpage for the project can be found here. This project will optimize mobility and enhance safety for residents and commuters. Multiple studies found roundabouts to be the most effective long-term solution to address growth and traffic congestion at this interchange. Improvements include:

    • Two roundabouts
    • Separated trails
    • Improved transit connectivity
    • Pedestrian accommodations
    Overview of the project

    Obviously, this project will have major impacts on Pinebrook residents. Important dates and facts:

    1. The anticipated start date is early May, weather permitting, and the county hopes to finish all major infrastructure by October-November 2019.  Final landscaping and cleanup will most likely be completed in late 2019 or 2020.
    2. The park-and-ride lot on Rasmussen road will be closed during construction, with the bus pickup being moved to the Ecker Hill Middle School parking lot.
    3. The contract allows for night-time work for low-impact type of construction, such as paving, curb and gutter, etc.  Jack-hammering, blasting or other loud activities will not be permitted.
    4. Summit County will disseminate information via Nextdoor.com, their website, and email.  You can sign up for email alerts regarding road construction here. Information regarding detours and construction schedules will be provided with as much advanced notice as possible so commuters will have time to plan their travel schedule.

    Please respect that the Pinebrook HOA has no influence in this matter. Summit County has pledged to pass along timely information to the affected communities as quickly as possible. Questions and concerns should be directed to the County via their contact information above.  Please do not contact your Homeowners Association with concerns/complaints. The County and UDOT own the construction project, construction timeline, and any related problems the project may cause.

  • Pinebrook Summer Party this Saturday, August 11th

    Just a reminder that the annual summer party for members of the Pinebrook HOA will be this Saturday evening at 5pm the Pinebrook Park. Dickies BBQ will be providing the catering.  Please join us for a nice evening in the park!  Bring chairs or blankets, but please leave the dog(s) at home.  Thanks, and we hope to see you there!

  • HOA Members Adopt New Rules

    On Wednesday June 6, 2018, a special meeting of the Board of Trustees was held, having been properly noticed on April 20, 2018. The purpose of the meeting was to give Members an opportunity to make comment about a proposed set of Rules and Regulations before the Board took a vote. The Board greatly appreciates the large number of Members who participated in the meeting. One Board Member remarked that he could not recall any other association meeting in recent history where so many Members were in attendance. It was literally standing room only! The Board also appreciated the courtesy demonstrated by all participants.

    After almost two hours of constructive comments, the Board closed the member comment portion of the meeting and deliberated the rules. The Board unanimously approved the proposed Rules and Regulations, with only minor format and clarifying changes requested by the members in attendance. For example, reference was added to the Summit County Noise Ordinance as a standard in the rule concerning “Noises and Nuisances.” As requested, the adopted Rules also clarify the difference between a Continuing Violation and a Repeated Violation using the language already in the proposed rules.

    During the comment period, a Member reminded all in attendance that Pinebrook is a community and that Members should always try to resolve disputes among themselves before involving the Association. The Board would like to emphasize this helpful suggestion. If you encounter behavior in our community that you believe is inconsistent with the Declaration or these Rules and Regulations, please discuss the situation with your neighbor if possible. Experience has shown that most issues can be resolved on that level. However, if you are not able to resolve the issue for any reason, you may always raise the matter with the Association.

    Should it become necessary to make a complaint or report a violation of the Declaration or the Rules and Regulations, please do so in writing, by mail or email. Please refer to https://www.pbhoa.org/ for additional information. Please identify yourself and the other individual(s) involved, and include a description of the behavior at issue that includes, but may not be limited to, the location of the incident(s), time of day, frequency of behavior, photos or videos (with time stamps) if available, etc. The Association’s Trustees will investigate and attempt to resolve the situation, but please be patient and remember that we are all volunteers.

    The Board wants to again thank all who participated in the June 6 meeting. Here are the Final Rules and Regulations as adopted. If you have questions or concerns about these Rules or any other issue at Pinebrook, you may go to the HOA contact form and submit a message to the Board.
