    Amendment to the Pinebrook Rules and Regulations

    After receiving input from members and holding further discussion, the board of directors voted to adopt the proposed amendments to the Pinebrook Rules and Regulations on March 1, 2022. All proposed amendments were adopted by vote, except the proposed amendment to increase the minimum rental period from 30 days to 90 days, that amendment was not adopted, keeping the minimum rental period at 30 days. Please see the Amended Rules & Regulations here. A copy of the amended Rules and Regulations will also be mailed to all members of the Pinebrook HOA.

    Proposed Rules Amendment – Public Comment Meeting March 1, 2022

    After receiving public comment at a board meeting held December 2, 2021, a vote to adopt amendments to the Pinebrook Rules and Regulations was tabled. The Pinebrook Homeowners Association board of directors has scheduled another board meeting for Tuesday, March 1, 2022 at 6pm at the offices of Gorgoza Mutual Water Company located at 7950 Pinebrook Road.  At that meeting, the board will again discuss and adopt amendments to the Rules and Regulations that were originally adopted on June 6th, 2018.

    After receiving public comment and further deliberation was held, the board voted to reduce the proposed minimum rental period from 90 days to 60 days. The original Rules adopted on June 6th, 2018 are available HERE. A paper copy of the amendments to the Rules will be available at the offices of Gorgoza Mutual Water Company. 

    Amendments to the rules are summarized as follows:

    1. Define Nightly Rentals.
    2. Extend minimum rental period to 60 days.
    3. Clarify size of yard signs allowed and length of time certain yard signs may be displayed.
    4. Clarify how notice of Association meetings may be delivered, where meetings may be held, and add requirements for electronic meetings.
    5. Add a penalty schedule specific to short-term rental violations. 
    6. Update document for minor corrections and clarifications.

  • Pinebrook Debris Pile Burning to Begin

    PILES BEHIND BUCKBOARD CIRCLE PLANNED FOR THURSDAY, DECEMBER 16TH

    The PMA’s forestry contractor, Alpine Forestry, has gotten all approvals to begin burning debris piles Thursday, December 16th shortly after 8:00AM, north and west of Buckboard Circle. The contractor will be contacting all public agencies notifying them of the impending burn, and the Pinebrook Fire Safety Committee is contacting all neighboring home owner associations and the Woodward sports park.

  • PMA Fire Safety Meeting Recording Available

    From the Pinebrook Master Association – Tuesday’s Fire Safety Committee Community Meeting was a great success, with a number of speakers offering information on initiatives and resources with which Pinebrook is engaging and from which it’s benefiting. A recording of the Tuesday, November 30th Fire Safety Committee Community Meeting is available, offering a review of:

    Many thanks to the speakers and the members of our community who took the time to attend and learn more about what it takes to make our homes and neighborhood more fire safe.

  • Proposed Rules Amendment – Public Comment Meeting December 2, 2021

    The Pinebrook Homeowners Association board of directors has scheduled a board meeting for Thursday, December 2, 2021 at 6pm at the offices of Gorgoza Mutual Water Company located at 7950 Pinebrook Road.  At that meeting, the board will discuss and adopt amendments to the Rules and Regulations that were originally adopted on June 6th, 2018.

    At the December 2nd meeting, there will be an open forum for members of the Association to discuss any questions or concerns they may have regarding the amendments to the Rules before they are adopted by the board. 

  • Pinebrook Fire Safety-Community Meeting November 30th

    The Pinebrook Master Association is hosting a fire safety meeting on November 30th at 7pm via Zoom. Join them to learn some of the lessons from the Parleys Canyon Fire and ensure you will be better prepared for any future wildfire

    Note: PMA members will likely receive a “Fire Safety Year In Review” letter with the budget mailing this week. That letter incorrectly states that the meeting will be held on December 1st. We changed that date to November 30 to avoid conflict with the County’s meeting regarding the Dakota Pacific development proposal.

  • PMA, Pinebrook Trails, and PHOA Meetings Clarification

    There has been significant discussion on social media recently relating to the parking permit program in Pinebrook. Hopefully the following points will help clarify a few things:

    The Pinebrook Master Association (PMA) and Pinebrook Homeowners Association (PHOA) are separate associations. There are 13 Associations in Pinebrook, most of which (including the PHOA) are members of the PMA. The PMA owns and has responsibility over the majority of the private trail system and parks, excluding the Ecker Hill and Pickleball Parks which are PHOA property.

    The PMA formed the Pinebrook Trails Committee to address matters relating specifically to Pinebrook’s trail system. In an effort to stop non-members using the trails, parks and parking areas in Pinebrook, they implemented the parking permit program for PMA members.     The PMA is holding a regular work-session board meeting on November 11th, however, as noted on the PMA website, they already have a full agenda and discussion regarding the trails and parking passes will not be taken at that meeting.

    The PHOA’s annual meeting is on November 16th at 6pm at the Park City Day School. PHOA members are encouraged to attend, however, the meeting will not be a forum to discuss the parking permit program because the PHOA has no authority over the program.

    The PMA is holding an informational meeting via Zoom on November 18th at 7pm to answer questions that PMA members have regarding the parking permit program. Please visit http://www.pinebrookmasterassn.org for additional information and to receive a link to the meeting.

  • PBHOA Annual Meeting Notice 2021

    NOTICE IS HEREBY GIVEN that the annual meeting of the members of the Pinebrook Homeowners Association will be held at the Park City Day School, 3120 Pinebrook Road, Park City, Utah on Tuesday, November 16th, 2021 commencing at 6:00 p.m. The following matters of business will be transacted during the meeting:

    1. Presentation and review of the 2020 financial statements and operating budget for 2021.
    2. General update of PHOA activities and community projects.
    3. Fire Safety Committee update on fire mitigation efforts completed jointly by the Pinebrook Homeowners Association and Pinebrook Master Association.
    4. Election to fill two, three-year term seats on the board of directors.
    5. Discussion of any other matters of business properly brought before the board of directors.

    The meeting location was chosen to allow social distancing.  Masks are strongly encouraged for everyone and required for those who are unvaccinated.  If you are unable or do not want to attend the meeting in person, you may complete and return a proxy here. The proxy will give you the option of designating the Association or a homeowner to vote on your behalf.
