Summit County Dark Sky Ordinance
Effective December 31, 2024, a new Summit County Ordinance went in to effect that requires outdoor lighting to be 3,000 Kelvin or less, fully shielded and down-directed. PHOA & PMA Wood Chipping Only June 6th – June 9th
The Pinebrook HOA and Pinebrook Master Association will host wood chipping services in the parking lot at the Pinebrook Park between June 6th and June 9th. This is not a curbside chipping service. For curbside chipping, please schedule with the Park City Fire District. NO DUMPSTERS WILL BE PROVIDED THIS YEAR.
UPDATE: For those who are wondering why “Dumpster Days” have been cancelled, please know that “Dumpster Days” was conceived as a bonus service for Pinebrook residents. It was historically a joint Pinebrook Master Association and Pinebrook Homeowners Association initiative. Unfortunately, in recent years the hazards and costs — and visual blight — eclipsed the benefits. The event became a draw for an ever-larger volume of residents from well beyond Pinebrook. It became a magnet for dumpster diving with even small children climbing into the dumpsters walking through broken shards of glass and shrapnel. People were depositing furniture and other discards all over the parking lot when the containers reached their capacity, which was ever faster due to the growing volumes of discards. The PMA and PHOA deployed various tactics for several years to manage these unintended consequences, all to no avail. The growing cost of the event was the tipping point. Cancelling this event was the last resort, but both the PMA and PHOA Boards were unified on the decision to cancel it.

Parking permits are issued by the Pinebrook Master Association via their website. They are not issued by the Pinebrook HOA and are not available at the offices of Gorgoza Mutual Water Company. Wood Chipper Days, Oct 7th and 8th
The PMA and PHOA are hosting fall chipping at the Pinebrook Park on Friday, October 7th, and Saturday, October 8th from 7am to 5pm for Pinebrook residents ONLY. This is for trees, branches, brush, and other such debris. There will be NO dumpsters as in the spring, only wood chipping. If a landscape company is hired to help with your cleanup, please make sure they are only acting on your behalf. They are not allowed to dispose of trees and debris from other customers in other neighborhoods.

Firewise Funds Available To Pinebrook Residents
Applications due by Aug 1st
The Pinebrook Fire Safety Committee (PFSC) is excited to announce that the Pinebrook community has been awarded a $90,000 Utah Watershed Restoration Initiative (WRI) grant which is available to individual homeowners to provide reimbursement for some of the costs incurred as homeowners undertake fire fuel reduction work on their properties between July 1, 2022 and June 30, 2023. The PFSC has created a Fire-adapted Landscapes And Safe Homes (FLASH) Program to make this WRI funding available to individual homeowners to support the fire safety initiatives of Pinebrook.

These grant funds are part of a larger WRI award for Pinebrook which also provides an additional $174,000 for HOA open space fire mitigation work. More details on the open space work will be forthcoming in the near future.

Pinebrook Spring Cleanup Scheduled 5/28 – 6/5
Dumpsters and wood chipper will be provided by the Pinebrook Master Association and Pinebrook Homeowners Association again this year from Saturday, May 28th to Sunday, June 5th.
They will be in the usual location in the parking lot of the Pinebrook Park. In the past few years, use of the dumpsters has increasingly been abused by non-residents, landscape companies, after-hour dumping in the parking lot (not in the dumpsters), and dumping of toxic and hazardous materials. Crews may implement additional screening and security measures this year to help control and manage the cleanup efforts. Continued abuse could ultimately lead to discontinuation of this highly valued service. Please:
1.) Do not invite your friends in neighboring communities to use Pinebrook’s dumpsters.
2.) All disposed materials must be placed in the dumpsters and wood stacked in marked locations for chipping. Do not dump truckloads of debris in the parking lot for the crews to pick up and dispose of in the dumpsters.
3.) If you hire a landscape company to help with spring cleanup, please make sure they are only acting on your behalf. They are not allowed to dispose of waste and debris from other customers in other neighborhoods.
4.) Do not dump anything toxic or hazardous! NO used appliances, paint, paint rags, tires, propane tanks, chemicals, needles and medical waste, batteries, etc. Save those for Summit County’s Hazard Material Collection events instead.
5.) Do not dump mattresses or box springs.
6.) If you are unable to haul your trees or branches to the park to be chipped, you will need to contact a private chipping service or the Park City Fire District to sign up for their free mobile chipping service. Their schedule will fill quickly, so don’t delay. NEITHER THE PHOA OR PMA PROVIDE MOBILE, CURBSIDE CHIPPING SERVICES.
