    The spring newsletter is now available under the Homeowner Information tab of our website.  A printed copy will be mailed this week as well.

  • Spring Cleanup Days May 27 – June 4th

    The spring cleanup days have been scheduled for Saturday, May 27th through Sunday, June 4th.  As in prior years, dumpsters will be made available to Pinebrook residents and located in the parking lot of the Pinebrook Park.  Crews from Gorgoza Mutual Water Co. will be chipping wood brought to the park with less than a 6″ diameter, so the event will be a good time to remove deadfall and winter-kill from your property in an effort to reduce fire danger this summer.  Please be courteous with the volume of your loads, and remember you can always contact the Park City Fire District for their free curbside wood chipping service as well.

    Please do not dispose of ANY hazardous or bio hazardous chemicals or waste, explosives, propane bottles, paint, medicine, etc.  Construction debris is also not allowed.

  • Hazardous Waste Collection – May 6th at the Canyons

    The annual hazardous waste drop-off event will be Saturday, May 6th from 9am to 1pm at The Canyons parking lot.  This is a great opportunity to safely dispose of paint, electronics, batteries, chemicals, pharmaceuticals, and other nasty stuff that doesn’t belong in our water or landfills.  They are not accepting tires, refrigerators, skis and a few other items per their website:

  • PHOA Annual Meeting Scheduled for April 5, 2017

    The general meeting of the Pinebrook Homeowners Association will be held April 5th at 7.pm. at the offices of Gorgoza Mutual Water Company. All HOA members are encouraged to attend. If you cannot attend, but would like to make someone else your proxy so they can vote on your behalf, please use this form.

  • Spring Runoff

    As you all know, we received a significant amount of snow in Pinebrook this winter.  To prepare for potentially heavy runoff from snowpack or springtime rains, please make sure your sump pumps are working properly and streams potential runoff drainages are diverted away from your lower level windows and doors.  The past few months have seen significant precipitation and dramatically fluctuating temperatures, so a significant warm-up followed by heavy rains on saturated soil could cause problems if homeowners are not prepared.

  • 2017 PHOA Assessments Past Due

    The 2017 PHOA assessment invoices were mailed on February 1st and are now past due for those who have yet to remit payment.  Late fees and interest will begin to accrue on balances not paid as of March 31st.  Thank you for your prompt attention to this matter, and thanks to all who have already paid.  As a reminder, the HOA only accepts checks at this time, which should be delivered to the PHOA at 7950 Pinebrook Road, Park City, UT 84098.

    Your dues help keep Pinebrook a wonderful and beautiful place to live by maintaining a private trail system, parks and recreation facilities.  Please contact the HOA via the website link if you have any questions or need any additional information regarding your account.

  • Mailbox Damage – Pineridge Dr. and Buckboard Dr.

    The Pinebrook HOA was made aware the evening of January 24th of damage to the mailbox hut at Pineridge and Buckboard drives.  The responsible party has filed a police report and we are following up with them regarding the damage.  It appears the mail boxes were not hit, so there shouldn’t be an interruption to mail delivery for those of you who receive mail at that facility.  It’s too soon to know whether the building will be repaired this winter or later in the spring.  Fortunately, the damage appears to be fairly minor but we will have it assessed soon and take the necessary action.

  • Idling in Pinebrook-Response to Nextdoor.com Comments

    Scott Lewis, a Pinebrook resident, recently posted a comment about a neighbor’s idling truck on Nextdoor.com.  Mr. Lewis has made his concerns about his neighbor known to the PHOA Board on several occasions.  We understand that he objects to the fact that his neighbor warms up his diesel truck vehicle and lets it idle before driving it.  This is a licensed vehicle that his neighbor operates on his own property, though the noise and fumes certainly carry beyond the property boundary at times.

    This is a local dispute between neighbors, and the Board has addressed it in the same manner that it has with numerous other neighbor-vs-neighbor complaints over the years.  These complaints have included dog barking and other noise issues, boundary disputes, lights that shine off the property and numerous other matters.  Here, as in those matters, the PHOA Board’s consistent advice to Mr. Lewis has been that he should address the issue directly with his neighbor and resolve it on that level.  The fact that PHOA has declined to spend tens of thousands of dollars to hire a lawyer to pursue it on his behalf does not make the PHOA negligent, let alone criminally so.

    Mr. Lewis is not without a remedy, however.  He has access to all of the law and code enforcement agencies of Summit County if he feels that criminal, building code, or health code violations have occurred.  The PHOA has also reminded Mr. Lewis that our CC&Rs explicitly grant each of our members the right to directly enforce them.  In particular, Mr. Lewis has every right to enforce the CC&Rs in the courts if he believes his neighbor’s conduct is sufficiently noxious toward him that it amounts to a prohibited nuisance.  To date, at least, he has elected not to do so.

  • Pinebrook HOA Board Meeting Update February 2017

    The next regularly scheduled PHOA board meeting is set for Wednesday, February 1st at 7pm at the offices of Gorgoza Mutual Water Company.  As always, members of the Pinebrook HOA are welcome to attend.  If you would like to attend and have specific issues you’d like to discuss, please contact the HOA via the website so your concerns can be added to the agenda.  Thank you.

  • Pinebrook HOA Board Meeting Schedule Update
