Home Improvement Approval Process
Posted: Oct 27th 2011As homes in Pinebrook continue to age, the need for exterior improvements is becoming more critical. Please remember it is the homeowners responsibility that ANY changes to the exterior of a home must be submitted to the Pinebrook Architectural Control Committee (ACC) for approval. This includes roofs, paint, siding, additions or alterations to the home, fencing, solar panels and all other exterior "green" energy improvements. (Please review the CC&R's on this website for further information.) Failure to obtain ACC may result in costly removal and/or replacement with approved finishes or materials. GRAFFITI ACTIVITY IN PINEBROOK
Posted: Sep 27th 2011Maibox huts in Eagle Ridge and Pine Ridge were tagged with graffiti and vulgarities last night. The Summit County Sheriff's department has been notified, as has Pride Security. If anyone has any information regarding this activity or has seen any suspicious vehicles or individuals in our neighborhood, please contact the HOA or Sheriff's department at 435-615-3600. Pinebrook Summer Party Scheduled for August 13th!

2011 Assessments are Due

IMPORTANT SECURITY AND SAFETY NOTICE!
Posted: Jul 28th 2010We have been made aware of several burglaries and thefts in our community this summer. The dark and secluded streets in Pinebrook make it easy for criminals to take advantage of opportunities if we let them, so the best way to protect yourself is to take away those opportunities. CLOSE YOUR GARAGE DOORS AT NIGHT, KEEP VEHICLES LOCKED AND VALUABLES OUT OF SIGHT, AND DON'T LEAVE KEYS IN YOUR VEHICLES. We recently contacted the Summit County Sheriff Department regarding the recent increase in criminal activity, and received this encouraging response from Captain Andrew Leatham:
"Thank you for your recent email to Sheriff Edmunds. Since I am the Captain over Patrol, Sheriff Edmunds asked me to respond. Unfortunately both Pinebrook and Jeremy Ranch have seen a significant increase in the number of vehicle burglaries, residential burglaries, and thefts during the past couple of months. Both Pinebrook and Jeremy Ranch have equally been targeted, and it appears that the crimes are those of opportunity. In almost all cases, the burglars and thieves have had easy access to homes and cars. Doors have been left open, valuables have been left in plain sight, and keys have been left in ignitions. Although Pinebrook's streets are darker and more secluded than those in Jeremy Ranch the number of crimes committed in each area are relatively equal, indicating to us, that proper lighting, securing of garage doors, locking of vehicles, and not leaving valuable items in plain view is a much greater factor in preventing crime than location. As you have indicated, Pinebrook is very expanisve subdivision, and although uniformed security patrol has a deterrant effect, the security patrols cannot be in all places all of the time. As you might be aware, Jeremy Ranch has its own security patrol which is staffed largely by off duty police officers, yet crimes have still increased in that area.
In response to your request for extra patrols, I can tell you that we are already do this. We have conducted analyses of the recent crimes commited in the area, and have conducted saturation patrols and surveillance operations in the area. We have brought in additional un marked units and officers from Salt Lake to assist in these operations. We are utilizing intelligence based policing techniques to help identify patterns and increasing staffing at locations and times where the patterns indicate. In the coming weeks, we also plan to bring on additional patrol deputies with bicycles to patrol the streets in Pinebrook and in Jeremy Ranch. We are trying hard to catch those responsible for this incursion into our community, and we are taking it rather personally.
It would be extremely helpful for the HOAs in both Pinebrook and Jeremy Ranch to get the message out to all of your neighbors. Better security practices, more vigilance, and calling the Sheriff's Office when any type of suspicious activity is observed would be greatly appreciated. Change in HOA board of directors meeting dates

Change in Security Patrol
Posted: Oct 7th 2010Effective Thursday, October 6th, PRIDE Security will be providing security patrols nightly through the Pinebrook community. In addition to the security patrols they'll be doing on behalf of the Pinebrook Master Association, they can also provide security services for individual homeowners on a fee basis if requested. We will update our website soon with more detailed information on the services they provide as well as their contact information. As you may have already noticed, one of their vehicles will remain at the Pinebrook Park during non-patrol hours.
September board of directors meeting date

PINEBROOK SUMMER PARTY!

Garlic Mustard weed pull May 22nd
Posted: May 20th 2010There will be a group effort on Saturday, May 22nd from 10am - 4pm to pick and remove Garlic Mustard from the neighborhood and/or surrounding area. If interested in helping, meet at the Pinebrook Master Association Park wearing protective clothing to help pull some weeds. $1.25/lb will be paid for the Garlic Mustard you pick. The event is sponsored by Summit County Weed Management Association, Uinta Headwaters RC&D, and the Park City Municipal Corporation. Spring Dumpster Days 2010
Posted: May 3rd 2010Dumpsters will be available this year from Friday, May 28th to Monday, June 7th, to assist the neighborhood with their spring clean up. Please take this opportunity to clear the winter killed debris, dead grass, etc. from your property. This would also be a good time for the few remaining owners of obsolete C band satellite dishes to dismantle and dispose of them. Additional information should be made available in a spring newsletter to be distributed soon.

FIREWORKS ARE BANNED IN PINEBROOK AND THE SURROUNDING AREA.
Posted: Jun 30th 2011Below is an excerpt from the Park City Fire District's website regarding their recent ban on fireworks in the Pinebrook area. PINEBROOK IS INCLUDED IN THE BANNED AREA. PLEASE SEE BELOW.
The Park City Fire Service District (PCFSD) has issued geographical bans on the discharge of fireworks and open fires for the following portions of the PCFSD boundaries effective June 21, 2011:
All canyon and trail areas.
Aerieās Subdivision.
Bear Hollow Subdivision.
Canyons Resort.
Deer Valley Area.
Glenwild Subdivision.
Jeremy Ranch Subdivision.
Moose Hollow Area.
Park City Mountain Resort.
Pinebrook Subdivision.
Preserve.
Red Hawk.
Round Valley Area.
Silver Creek Area.
Summit Park Area.
Sun Peak Area.
Thaynes Canyon.
Timberline Subdivision.
West side of Old Town.
Any areas that contain dry grass or that may lead tothe quick spread of fire.
Additional Fireworks Information
No firecrackers, M-80s, cherry bombs, bottle rockets, Roman candles, single or reloadable mortars and ground salutes are strictly prohibited.
Aerial / Cake Fireworks: Horizontal clearance requirements of 210-feet in all directions from base of device, extending 230-feet unimpeded vertical/overhead clearance, with device being placed on a hard flat non-combustibles surface and a minimum of 150-feet distance between launch site and spectators/audience.
Fireworks may only be discharged from June 26th through July 26th in approved areas.
You must be at least 16 years old to purchase fireworks.
Parents are strongly encouraged to supervise their children while using fireworks.
Please keep a bucket of water nearby to place spent fireworks in for at least twelve hours before discarding into a garbage can.
It is strongly encouraged that smoking materials only be used within the confines of a vehicle within any urban wildland interface area and all waste from the ignition or smoking of said products be disposed of in a safe and appropriate manner.
Summit County ordinances allow for the cost recovery of any expenses associated with the extinguishing of a fire caused by the negligent use of fireworks, fires, and /or the improper extinguishment of cigarettes or other smoking materials.

Posted: Oct 8th 2009You have probably noticed the recent addition of a portable radar powered speed limit sign in the neighborhood. After several years of complaints from various homeowners throughout the subdivision, the HOA board voted to acquire a speed indicating sign in hopes of slowing motorists down. Our streets are narrow and steep, so please obey the speed limit as you travel through Pinebrook for your safety as well as the safety of your neighbors. Thank you!

Change in Dumpster Location!
Posted: May 26th 2011The location of the dumpsters at Pinebrook Park will be moved to the East parking lot. As a result of the significant amount of water and runoff received this year, a naturally flowing spring has appeared and broken through the asphalt where the dumpsters are usually located in the West parking lot. Because of the saturated soil beneath the asphalt, the heavy equipment used to haul off the dumpsters might cause significant damage to the parking area. AS A RESULT, TRAFFIC AND PARKING DISRUPTIONS AT THE PARK MAY OCCUR DURING THE SPRING CLEANUP. Thank you for your patience and understanding as we deal with the situation as best as we can.
